Terms and Conditions

These general terms and conditions come into effect when you make a reservation.

Definitions:

Owner: Dennis Muijser and Wendy Kers
Manager: replacement in the absence of the owner
Guest: main guest and fellow guests staying at the Bed & Breakfast

General

1. All guests must be 18 years of age or older. The lead guest is responsible for his or her fellow guests, must have a permanent residence or domicile, and must be able to show valid identification upon request.

2. The prices of the rooms and the guesthouse are listed on www.villavanvoss.nl. Prices of the rooms include VAT, breakfast, guest linen, made beds, water, electricity and final cleaning. Prices of the guesthouse exclude breakfast, and include 1 E-bike per person/per stay.

3. Our rates may fluctuate based on availability, events, specific days of the week and holidays. When booking online, the applicable rate will be calculated automatically.

4. Our Bed & Breakfast is unfortunately not suitable for dogs, children, people in wheelchairs/who have difficulty walking.

5. Our accommodation is suitable for an occupancy of max. two persons.

6. We want our guests to have a carefree stay. However, we are not responsible for loss, theft, accidents, personal injuries, medical expenses or damage to goods caused by personal carelessness or by circumstances beyond our control.

7. Of course we expect our guests to report any damage or missing items to us. Any costs will be charged.

8. Bed & Breakfast Villa van Voss is not liable for disruptions in and around the accommodation such as power failure, Wi-Fi, water supplies and technical installations.

9. We expect our guests to follow instructions from the owner or manager.

10. The owner or manager may deny guests access to Bed & Breakfast Villa van Voss with immediate effect in the event of a violation of these General Terms and Conditions or in the event of inappropriate behaviour, without further notice or statement of reasons and without refund of the accommodation costs.

11. The owner's administration is decisive in the event of a mutual disagreement unless the guest can prove otherwise.

12. We expect guests of Bed & Breakfast Vila van Voss to adhere to the house rules and the general terms and conditions.

Reservation and payment

1. A reservation can be made by telephone or via the internet.

2. After receiving a reservation request, B&B Villa van Voss will send a confirmation by e-mail (if the room is available) with payment instructions.

3. The reservation is final after receipt of the deposit. The deposit is 50% of the total amount.

4. The deposit must be paid within 5 calendar days after receipt of confirmation.

5. If the deposit is not received on time, the reservation request will be cancelled and the selected accommodation will be released again. The guest will receive a message about this by e-mail.

6. For reservations with arrival within one week, the full accommodation price must be paid immediately.

7. The remaining amount must be paid 5 days before arrival.

8. The guest is responsible for a timely and complete payment. A late payment is considered a cancellation by the guest, and does not entitle to a refund.

Cancellation

1. In case of cancellation of a room reservation, the following conditions apply:

-For cancellations 5 days or earlier before arrival date; no cancellation fee.
-In case of cancellation 5 days or less before the arrival date or in case of no-show; 100% cancellation fee.

In case of cancellation of the guest house reservation, the following conditions apply:

- In case of cancellation 14 days or earlier before the arrival date; no cancellation fee.
- In case of cancellation from 14 days to 6 days before arrival date: 50% cancellation fee.
- In case of cancellation 5 days or less before the arrival date or in case of no-show; 100% cancellation fee.

2. The cancellation conditions can only be deviated from at the discretion of the owner or manager (for example in the event of calamities).

3. To be eligible for any refund, cancellation must be communicated to the owner immediately by email or telephone.

4. Failure to pay the full accommodation price within the specified payment term(s) will be considered a cancellation by the guest and will not entitle the guest to a refund.

5. After consultation, the agreed amount will be transferred within two working days.

6. No refund will be made in case of early departure.

7. B&B Villa van Voss can only cancel the reservation agreement in the event of force majeure, natural disaster, exceptional weather conditions, fire, death of the owners or his/her family members, hospitalization or unannounced sale.

8. In one of these cases the owner or manager will inform the guest as soon as possible and offer an alternative if necessary.

9. If no alternative is possible or the guest does not accept the alternative offered, the full amount will be refunded. Any other costs resulting from the cancellation will not be reimbursed by the owner.

10. We recommend that you take out travel and/or cancellation insurance.

Arrival and departure

1. On the day of arrival, the chosen accommodation is available from 3:00 PM and check-in is possible until 8:00 PM at the latest.

2. It is appreciated if we receive the expected arrival time in advance.

3. In connection with the cleaning of the rooms, it is necessary to leave them before 10.30 am on the day of departure. The guest house must be vacated before 10.00 am on the day of departure.

Complaints

1. Of course we do our utmost to offer our guests a carefree and unforgettable stay. If, despite our good care, there is still a complaint, we would like to hear about it on the spot so that we can solve this immediately.
